General
Investors, property owners from AED 2 million, entrepreneurs, executives, specialised talent such as doctors and scientists, and outstanding students. We assess your profile against every open category before filing.
A complete file typically reaches nomination approval in 2 to 3 working days, with medicals, Emirates ID and stamping completed within one week. Our VIP property fast track can complete the entire process in 24 hours.
Yes. Spouse, children of any age, parents and domestic staff can be sponsored for the same duration as your own residency.
Government charges start from around AED 4,215 (AED 9,978 on the property route) including medical and the 10-year Emirates ID. We issue one written quotation covering disbursements and our fixed professional fee.
We review the refusal reason, correct the file and resubmit under the strongest available category at no additional professional fee.
UAE Golden Visa
Most complete files receive nomination approval within 2 to 3 working days, with issuance, medical testing and Emirates ID completed inside one week. Property investors on our VIP fast track can complete everything within 24 hours.
Yes. Spouse, children of any age, parents and domestic staff can be sponsored under your Golden Visa for the same duration.
Golden Visa holders are not subject to the standard six-month re-entry rule, though absence conditions vary by category and emirate.
Golden Visa Cost
Costs are largely set by government tariffs. Savings come from choosing the right category and avoiding rejected submissions, not from discounted filings.
No. The initial assessment and written opinion are free of charge.
Property Investor Visa
Yes, subject to developer approval and the payment threshold being met, evidenced by an official statement.
In most cases the combined value of properties can be used to reach the threshold.
Family & Dependant Visa
Yes, subject to income and dependency conditions, and generally alongside a valid residency of your own.
Under a Golden Visa, children can be sponsored regardless of age.
Business Setup
Most mainland activities now permit 100% foreign ownership; a small list of strategic activities still requires an Emirati partner.
An entrepreneur or investor profile with an approved entity can support a Golden Visa nomination.
PRO Services
Everything from the offer letter to the final labour card: labour insurance, MOHRE labour payment, entry permit, change of status, medical, Emirates ID, Tawjeeh, ILOE and visa stamping — plus renewals, work permits, part-time permits and cancellations.
It depends on skill level, company category, whether the employee is inside or outside the country and the medical type. Use our calculator for an itemised government-fee estimate in under a minute.
They set the labour-payment fee. Category 1 is the lowest for a skilled, diverse workforce and good conditions; Category 2 is standard; Category 3 is the highest where conditions are average and over half the workforce is one nationality.
Yes. Golden Visa and relative/dependent-visa holders can work for you on a dedicated work permit without changing their residency.
Yes — from a single hire to large batches, plus monthly retainers for companies that onboard regularly. Message us on WhatsApp for volume pricing.
The calculator shows government and service-centre fees only. It excludes our service charge, VAT, deposits and refundable guarantees — share your estimate and we confirm the all-in quote.
Amer Services
An Amer centre is an approved point in Dubai for GDRFA residency and visa transactions — family visas, employee visas, Emirates ID, stamping, renewals and status changes. We prepare and submit those same transactions for you online, so a visit is not required.
Yes. Send your documents on WhatsApp and our PRO team files the application, keeps you updated and delivers approvals, the Emirates ID and the stamped visa to your door anywhere in the UAE.
There are Amer centres across Dubai — Deira, Bur Dubai, Al Quoz, Karama, Al Qusais and Business Bay among others. You do not need to find one: with us the service comes to you, so your nearest Amer centre is wherever you are.
Family and dependant visas, employee and work visas, newborn and maid visas, Golden and property visas, Emirates ID and medical typing, visa stamping, renewals, cancellations and status changes.
It depends on the visa type and duration. Use our cost calculator for an itemised government-fee estimate in under a minute, with no signup.
No. We are an independent, DET approved consultancy and are not a government entity or affiliated with Amer, GDRFA or ICP. We submit your applications through the official channels on your behalf.
Property Revaluation
Ninety days from issuance. Immigration, banks and courts will ask for a fresh certificate after that.
No. The service is completed entirely online — we only need your title deed, passport copy and Emirates ID if you have one.
The Dubai Land Department valuation fee is AED 2,100 for a standard residential unit, plus our service fee, which we itemise in writing before you pay.
Yes, if the current market value has crossed AED 2 million. The revaluation certificate is exactly what proves it.
For off-plan property a developer payment statement is often accepted. For completed property, immigration and courts require the official DLD certificate — a bank's internal valuation is not a substitute.
Typically two to four working days from submission, depending on DLD committee load.
Yes — and it is mandatory. The Hiba gifting fee of 0.125% is calculated on the certified value.
Yes. Dubai property is valued by the DLD; for other emirates we arrange certificates from approved valuers accepted by the relevant authority.
Attestation
MOFA (MOFAIC) attestation is the final UAE-side stamp confirming that a document, and the embassy legalisation on it, are genuine. Without it most UAE authorities will not accept a foreign certificate.
Between five days and four weeks depending on the issuing country and document type. UAE-issued documents needing only MOFAIC attestation are much faster, often same or next day.
The MOFAIC government fee is 150 per personal or educational document and 2,000 per commercial document. Embassy and home-country charges vary by country, and our service and courier fee is confirmed in your quote.
No. The service is fully online — we collect the documents from your home or office and deliver them back to you anywhere in the UAE.
Yes. Certified Arabic legal translation by a Ministry of Justice sworn translator can be added to the same mandate.
Yes. We coordinate the notarisation, foreign ministry and UAE embassy steps abroad through our partners, then complete MOFAIC attestation once the document reaches the UAE.
Legal Translation
Yes. Every translation is produced and stamped by a Ministry of Justice licensed legal translator, which is what UAE courts, ministries, notaries and embassies require.
Most documents are translated, stamped and ready within one to two working days. Urgent and same-day handling is available for court deadlines and last-minute filings.
Pricing is per page or per document and depends on the language, length and urgency. Send us a photo of the document and we confirm the exact total in your quote before you commit.
No. The service is fully online — send a photo or scan on WhatsApp and we deliver the digital file plus stamped hard copies to your address in the UAE.
Arabic and English are the core legal pair. We also handle 20+ other languages on request, including French, Russian, Urdu, Hindi, Filipino, German and Chinese.
Often, yes. Foreign-issued documents usually need attestation as well as certified translation. We can run both on the same mandate so the file is submitted complete.
Power of Attorney
Yes. The UAE's official remote-notary service lets you verify your identity and sign on a secure video call. We arrange the appointment and attend it with you.
No. You can complete drafting, review and online notarisation from abroad. If the POA is executed outside the UAE instead, we advise on the attestation chain needed for it to be accepted here.
It is drafted bilingually in Arabic and English, which is what UAE notaries, courts, government departments and banks expect.
It depends on what you're authorising. A special POA is safer for a single transaction; a general POA suits ongoing, multi-matter authority. Tell us the purpose and we'll recommend the right scope.
It depends on the type of POA, the number of parties and the notary fees for your emirate. We confirm an itemised quote — drafting plus government fees — before any work starts.
Drafting is usually ready within a working day, and the online notary appointment is scheduled as soon as you approve the draft. Urgent matters can often be completed the same day.
Yes. A Power of Attorney can be revoked through the notary, and we can prepare and process the revocation for you.
Wills & Testament
Bank accounts — including joint ones — are frozen until a court order is issued, and distribution follows UAE statutory rules rather than your wishes. Settling an estate without a will commonly takes six to eighteen months. A registered will avoids most of this.
Not by default anymore. Since the 2023 civil personal status law, a non-Muslim estate without a will passes 50% to the surviving spouse and the rest equally between children. A registered will is still strongly recommended — it lets you decide the distribution yourself and appoint guardians.
AED 10,000 to register a single full will, or AED 15,000 for mirror wills covering both spouses, plus drafting fees. Later amendments cost AED 550.
Yes. A notarised Dubai Courts will costs around AED 2,167 (AED 4,334 for mirror wills) plus Arabic translation, and Abu Dhabi's ADJD registration is lower still at around AED 950. We help you choose based on where your assets sit and your budget.
DIFC wills are in English and, since Dubai Law No. 2 of 2025, their probate orders are directly enforceable with Dubai banks, the DLD and the RTA. Dubai Courts wills are far cheaper and work well for simpler estates but operate in Arabic. It usually comes down to estate complexity versus cost.
Yes — and it is one of the strongest reasons to register one. Without an appointed guardian, the court decides who cares for your minor children.
All UAE-sited assets — property, bank accounts, investments, vehicles, company shares and personal belongings. A will can also be drafted to cover worldwide assets, though enforcement abroad depends on each country's rules.
A drafted will, your passport (plus Emirates ID for residents) and two adult witnesses who are not beneficiaries. Registration is usually completed in a single appointment, with the certificate issued the same day.
Yes. Wills can be amended or rewritten at any time; at DIFC an amendment costs AED 550. Marriage, children or new property are the usual triggers to update.
Yes, but Sharia governs the estate: fixed shares apply to two-thirds, and you may freely will up to one-third to non-heirs such as charities or friends. We can guide you through registering a Sharia-compliant will.
DLD Trustee Services
A private centre licensed by the Dubai Land Department to execute property transactions on its behalf — ownership transfers, mortgage registrations and title deed services. It is where buyer and seller meet to complete a sale.
The 4% DLD transfer fee, a trustee office fee of AED 4,000 + VAT (AED 2,000 + VAT below AED 500,000), AED 250 for the title deed and small knowledge and innovation fees. On a AED 1.5M apartment that is roughly AED 64,700 in transfer costs.
Same day. With the NOC, cheques and documents ready, the trustee appointment itself usually takes under an hour and the new title deed is issued electronically the same day.
Original Emirates IDs or passports for all parties, the original title deed, the digitally signed Form F (MOU), the developer's NOC and manager's cheques for the price and fees. POA holders bring the verified power of attorney.
The property price as a manager's cheque in the seller's name exactly as it appears on the title deed, and the 4% fee in favour of the Dubai Land Department. Cheques in an agent's or attorney's name are refused unless the POA explicitly allows it.
A no-objection certificate confirming the seller has cleared service charges and the developer does not object to the sale. Developers charge roughly AED 500–5,000 and take about 5–10 working days, and the NOC is usually valid for 30 days — so timing matters.
Transfers to first-degree relatives (spouse, parents, children) pay 0.125% of the property value instead of 4%, with a minimum of AED 2,000. The reduced rate applies once per property; siblings and other relatives pay the full 4%.
Registration costs 0.25% of the loan amount plus about AED 290 in admin fees. A mortgage release costs about AED 1,300 plus trustee charges and is completed at the trustee office in minutes once the bank issues clearance.
Yes — trustee offices accept POAs that are UAE-notarised (or fully attested if signed abroad), transaction-specific and within validity; sale POAs are treated as valid for 2 years from notarisation. We verify your POA meets the current DLD circular before the appointment.
Oqood is the interim registration for off-plan property bought from a developer; the title deed is issued once the project is complete and is what changes hands at the trustee office in resale transactions.
Medical & ID
Send us your location on WhatsApp and we will point you to the closest approved centre — and tell you whether it also does Emirates ID biometrics, so you only travel once.
Yes at Al Nahda and Al Muhaisnah, which handle DHA medical fitness and ICP biometrics in one visit. Most other centres do one or the other.
Standard screening is roughly AED 250–320 with results in about 24 hours. VIP and express lanes run about AED 700–1,000 with same-day, sometimes 30-minute, results.
No. Eat and drink normally — just bring your original passport and a copy of the entry permit or visa application.
Ninety days from issue. The visa application must be completed inside that window or the test has to be repeated.
No. Pregnant applicants complete the blood test only and the X-ray is deferred until after delivery. Tell the centre at check-in and carry a pregnancy confirmation letter.
It depends on the finding. Old or healed TB scarring usually leads to a conditional fitness certificate with a one-year visa and follow-up, while certain infectious conditions make an applicant ineligible. A confirmatory re-test can be requested within the appeal window — we advise discreetly on individual cases.
Children of every age need an Emirates ID, including newborns, but fingerprints are only captured from age 15 — younger children do not attend the biometrics appointment.
Usually about 48 hours after biometrics, plus delivery. The urgent Fawri service issues the card within 24 hours for an extra AED 150.
Government medical centres accept walk-ins but queues are long at peak hours. Smart Salem and the VIP lanes are appointment-based. We book the slot for you as part of the visa file.
Emirates ID
Typically 3–5 working days from application to delivery, with the card usually printed 24–48 hours after biometrics. The urgent Fawri service (AED 150 extra) issues the card within 24 hours at ICP main centres.
Free of charge on the official ICP website or the ICP UAE app using your application number (PRAN). No service provider is needed for this step.
You have a 30-day grace period to renew. After that ICP charges a late fine of AED 20 per day, capped at AED 1,000.
Yes — for residents the card is always issued to match the residence visa duration: 1, 2, 3, 5 or 10 years. Citizens and GCC nationals can hold 5- or 10-year cards.
Yes, every resident of any age must hold one. Children under 15 do not give fingerprints — only a photo is required, so there is no biometrics appointment.
The application and payment can be prepared online, but first-time applicants must be inside the UAE for biometrics and the card is delivered inside the UAE. Renewals that skip biometrics can often be completed while you travel.
AED 400 replacement fee plus AED 85 application, so AED 485 in government fees. Add AED 150 for Fawri if you need it back within 24 hours. We deactivate the old card at the same time.
No. We prepare and submit the ICP eForm online and only send you to an ICP centre for the biometrics appointment, where one is required.
ILOE Insurance
ILOE (Involuntary Loss of Employment) is the UAE's mandatory unemployment-insurance scheme, introduced in 2023. If you lose your job involuntarily it pays a monthly cash benefit for a limited period while you look for new work.
Most private-sector and federal-government employees. Investors and business owners, domestic workers, temporary-contract workers, under-18s and pensioners who have taken a new job are generally exempt.
Category A (basic salary up to AED 16,000) is AED 5 per month plus VAT. Category B (basic salary above AED 16,000) is AED 10 per month plus VAT. You can pay monthly, quarterly, half-yearly or annually.
AED 400 for failing to subscribe on time, and AED 200 for not paying premiums for more than three months. Send us your Emirates ID number on WhatsApp and we will check your status and any fines for free.
60% of your average basic salary over the six months before unemployment, capped at AED 10,000 per month for Category A and AED 20,000 for Category B, for up to three months per claim.
You generally need 12 or more consecutive months of subscription, the job loss must be involuntary, and the claim must be filed within 30 days of your last working day. Claims are rejected for resignation, dismissal for disciplinary reasons or if you have already left the country.
No. The scheme only covers involuntary loss of employment. Resignation and termination for disciplinary reasons are both excluded.
Fines are settled through the ILOE portal, app or authorised channels, and must be cleared before a new work permit is issued. We can confirm the exact outstanding amount and settle it with you.
Newborn Baby Visa
120 days from the date of birth for a baby born in the UAE. Within that window you need the birth certificate, MOFA attestation, the baby's passport and the stamped residence visa, so it is best to start in the first week.
AED 100 per day until the residence visa is issued. The baby also cannot travel out of the UAE until the visa is stamped and the fines are settled.
Birth certificate from the hospital and DHA (Arabic, with English if needed), MOFA attestation, the baby's passport from your consulate, then the residence file with GDRFA and finally the Emirates ID with health insurance. We run stages in parallel wherever possible.
No. The medical fitness test only applies from age 18, so newborns and children are fully exempt.
Yes, every resident of any age needs one. No fingerprints are taken under age 15, so the baby does not need to attend a biometrics appointment.
Yes, if she meets the criteria. Mothers in professions such as medicine, engineering or teaching can sponsor at the standard salary level; others typically need a higher income and special GDRFA approval in Dubai.
Get the baby's passport first, then we apply for an entry permit through GDRFA or ICP so the baby can enter the UAE, and complete the residence visa and Emirates ID after arrival.
There is no automatic waiver, but immigration can reduce or waive fines when the delay is documented, for example with embassy correspondence. We prepare and submit the waiver request with the supporting evidence.
Yes. A policy compliant with Dubai's Essential Benefits Plan must be active before the Emirates ID is issued. Many insurers cover newborns under the mother's policy for the first 30 days, but the baby needs their own policy for the visa.
It depends on the sponsor's visa type and whether you request the English birth certificate. A typical file covers the birth certificate, MOFA attestation, Emirates ID and visa stamping — use our calculator for an itemised figure, and note that passport fees are set by your embassy.
Maid & Nanny Visa
Around AED 25,000 per month of household income, or AED 22,000 if your employer provides accommodation. Thresholds vary by case and channel, so we pre-check your eligibility before you commit to anything.
Generally no. A single man cannot sponsor a female domestic worker in Dubai — sponsorship is intended for families living together. Exceptions exist for documented medical needs, subject to approval.
A licensed-centre package for a two-year visa starts around AED 8,500-9,000 including permit, medical, Emirates ID and basic insurance. Direct family sponsorship typically runs AED 15,000-17,000 plus a refundable AED 2,000 deposit.
Recruitment of domestic workers runs through MOHRE-licensed Tadbeer service centres, which handle the contract, work permit, visa, medical and Emirates ID as one package. We coordinate the whole process for you.
Yes, set by the worker's embassy and dependent on nationality. The Philippines raised its minimum to USD 500 (about AED 1,835) per month from October 2025; Indian workers are typically AED 1,200 or more. Salaries must be paid monthly through the bank.
Two years. Start the renewal at least 30 days before expiry — it needs a fresh medical test, insurance and Emirates ID renewal, which we run as a single job.
Under the UAE Domestic Workers Law: monthly salary through the bank (WPS), at least 12 hours of daily rest, one paid day off per week, 30 days of paid annual leave, paid sick leave and a return ticket home at the end of service.
Yes. Since January 2025 every domestic worker must be insured, starting from about AED 320 per year for the basic MOHRE-compliant plan. We include it in the visa package.
Only through licensed centres that employ the worker on their own visa and hire her out hourly, daily or monthly. Using a maid sponsored by another family is illegal and both households can be fined.
Employing a domestic worker without a valid work permit — on a tourist visa or someone else's sponsorship — carries fines from AED 50,000 up to AED 200,000. If a worker absconds, report it to MOHRE promptly, and always cancel the visa properly when employment ends.
