Can you combine several properties to qualify for a Dubai Golden Visa?

You do not need a single AED 2 million property. Many mid-range investors reach the threshold with a small portfolio.

Quick answer

Yes. Properties you own in your own name can be added together to reach the 2 million Golden Visa threshold — for example a studio and a one-bedroom worth 2.05 million together. Each unit must be registered in your name; since July 2026 you cannot combine your holdings with a spouse's or co-owner's to qualify.

How the maths works

The test is the total value of property registered in your name, based on the title deed price or the DLD valuation, not today's asking prices.

  • Studio: 750,000
  • One-bedroom: 1,300,000
  • Total: 2,050,000 — threshold met

Conditions for a combined portfolio

  • Combined value of 2 million or more
  • Every unit registered in your own name
  • Joint units count only for your share
  • Off-plan units with approved developers can be included where the rules allow

What you cannot combine

From July 2026, couples and co-owners cannot pool their holdings. Your spouse's separate apartment does not count towards your total.

If only one of you can reach 2 million alone, that person applies and sponsors the family.

Documents

  • Title deed for every property
  • Valuation or property status statement
  • Bank letter for any mortgaged unit
  • Passport, photo and insurance
