UAE Golden Visa: Long-Term Residency, Not Permanent Status

The UAE Golden Visa is a renewable 10-year residency—never permanent. Here’s what you really get, plus where applications usually get stuck.

Quick answer

The UAE Golden Visa isn’t permanent residency. You get a renewable 10-year permit, not a lifetime status. You can live, work, study, sponsor family and own approved property, but you’ll need to keep qualifying every time you renew. Stay out of the UAE more than 6 months, and your Golden Visa can be cancelled.

Is UAE Golden Visa permanent resident status?

You get a 10-year residency with the Golden Visa, and you can renew it if you still qualify. It’s not a forever permit—it never leads straight to citizenship. Every renewal, you’ve got to show fresh evidence that you still tick all the boxes. If your property drops below the minimum value or your salary slips, you lose eligibility. The UAE does not have permanent residency like Australia or Canada. Permanent isn’t printed anywhere. It’s just 10 years, then another 10 if you pass the checks again.

What actually counts as permanent residency in the UAE?

No UAE residence visa lasts for life. Even the Golden Visa runs out, and you’ll need to reapply every decade. When you renew, authorities will check everything again—the title deed, the salary certificate, the lot. If you stay out of the UAE for more than 6 months at once, the system can cancel your Golden Visa. The same absence rule applies for most work or property visas too.

How the Golden Visa stands out from normal UAE residency

Most people in the UAE have a 2-year visa tied to a job or a property. That means a sponsor, renewal paperwork every 2 years, and not much wiggle room. The Golden Visa changes this. You get 10 years, no need for a local employer or developer to sponsor you, plus you can change jobs or set up a business without getting permission. You can even sponsor your parents, which a normal visa doesn’t allow.

What does the Golden Visa let you do?

You can live, work, and study anywhere in the UAE for up to 10 years at a stretch. No sponsor needed. You can switch jobs, build your own company, or buy approved property—the visa isn’t tied to an employer or landlord. The steps are: you’ll come in on a multi-entry permit, do your medical and biometrics, collect your Emirates ID, and then the residency is stamped.

  • Live in any emirate
  • Work for any company, start a business, or freelance
  • Buy approved property (including freehold where allowed)
  • Open bank accounts, get a UAE driving licence, register at a local school, or buy insurance
  • Travel easily, though you shouldn’t stay outside the UAE for over 6 months at a time

You can sponsor your spouse, your children and your parents. Siblings aren’t allowed under the Golden Visa rules. If you want to sponsor a brother or sister, ask us directly—we’ll tell you what’s possible and what’s not.

Who can get the UAE Golden Visa?

We see most people qualifying as real estate investors, property owners, skilled professionals, entrepreneurs, scientists or top-performing students. In Dubai, some teachers also qualify. You’ll need real proof for every category: for property, a Dubai Land Department title deed and a recent valuation; for professionals, a salary certificate and your degree; for investors, company papers or proof of your funds.

Rules change often, sometimes twice a year. Check our Golden Visa eligibility changes for 2026 for what’s current. Still not sure if you qualify? Just send your documents—we’ll take a look and tell you straight.

Special case: teachers in Dubai

If you’re a teacher in Dubai, you’ll need a nomination from your school and the KHDA, five years’ experience, and a record of your results (usually inspection ratings plus certificates). Teachers in the other emirates can’t use this route. But if you own property or have a high enough salary, you might have another option.

What does it cost?

For a new Golden Visa (10 years), the government fee is 9,978 for the main applicant. For adult dependants, it’s 4,215 each. Children under 18 are 3,895, and parents are 4,215. These fees include your Emirates ID, visa stamping and the standard medical fitness test. Rush processing, document attestation, translation or courier will increase the total.

Extra steps and costs

If you’re over 18, you’ll need to pass a medical fitness test (blood and X-ray). Some categories require a police clearance or embassy-attested documents—this is where applications usually stall. If your degree or marriage certificate isn’t attested, get that sorted before you apply. Most delays happen here or with expired paperwork.

Check the Golden Visa application documents checklist so you’re ready.

How to apply (and where people get stuck)

We submit most Golden Visa applications online, using the ICP or your emirate’s portal. You’ll need a valid passport, Emirates ID (for renewals), passport photos, medical report, salary certificate, title deed, recent bank statements, and any required attestations. Some categories—teachers and scientists—need a nomination before you start.

Delays are common when salary certificates don’t match bank statements, property deeds have the wrong name or valuation, or an embassy attestation is missing. If your documents don’t line up, sort it out before you apply. Need a new property valuation? Our Property Revaluation service does that.

Medical fitness results expire quickly. Don’t let weeks slip by after your exam, or you’ll have to redo it.

Renewal, absence and cancellation

Your Golden Visa lasts 10 years from approval. You’ll need to prove you still qualify when you renew. Renewal fees are 9,034. We tell clients to start the renewal 2-3 months early for less stress.

If you stay outside the UAE longer than 6 months, the system may cancel your visa automatically. Rare exceptions exist for medical emergencies, but they’re not reliable. If you decide to leave and cancel, do it online and pay 590. You’ll also need to close your Emirates ID and UAE bank accounts before you go.
