Golden Visa timeline: from property purchase to Emirates ID
1 min read 2

The DLD's published service time covers only the visa stage. Everything before it — transfer, title deed, valuation — has to happen first.
Quick answer
A clean property Golden Visa file usually takes about two to six weeks from registration to Emirates ID. Title deed or Oqood registration takes a few days, valuation and paperwork up to a week, the Golden Visa application itself around 5 to 10 working days, then the medical test, biometrics and card delivery. Categories needing a nomination, such as entrepreneurs, can take 30 to 45 days.

Why the purchase date is not the start date
Immigration only looks at what is registered in your name in the land registry. Signing a sale agreement or paying a deposit does not start the clock; registration does.
Typical stages
- Registration of title deed or Oqood: 1–5 working days
- Valuation and document preparation: 3–7 working days
- Golden Visa application: about 5–10 working days
- Medical test and biometrics: 1–3 working days
- Visa issue and Emirates ID delivery: 3–7 working days
What slows files down
- Missing developer or bank letters
- Names that differ between passport and deed
- Unattested documents
- Waiting for medical appointments
Approval is three milestones
People say "approved" for three different things: the initial approval or entry permit, the residence being issued, and the Emirates ID card. Plan around the last one if you need the card for banking or travel.
Prepare passports, photos, insurance and family documents while the property registration is still in progress.
