Do you need to live in Dubai to keep a 2-year investor visa?

Owners who travel often worry about losing residency. The answer depends on which property visa you hold.

Quick answer

You do not have to live in the property, but standard residence visas such as the 2-year investor visa can be cancelled if you stay outside the UAE for more than six months in a row. Golden Visa holders are exempt from that rule. If you travel a lot, plan return trips or consider upgrading to the Golden Visa.

The six-month rule

Ordinary residence visas — including the 2-year property investor visa — are at risk if you remain outside the UAE for more than 180 consecutive days. A short return trip resets the count.

Golden Visa holders

The 10-year Golden Visa is exempt from the six-month rule. It is only void if it expires while you are abroad.

If you have been away too long

Contact GDRFA before travelling back. In some cases a re-entry permit can be requested; otherwise a new application may be needed.

Tips for frequent travellers

  • Track days outside the UAE
  • Renew before the visa expires
  • Keep health insurance active
  • Consider the Golden Visa if your property reaches 2 million

Renting out the property does not affect the visa — only time abroad and ownership do.
