Can a non-resident buy investment property in Dubai?
1 min read 9

You do not need to live in the UAE to buy in Dubai. Here is how non-residents buy, finance and use property as a route to residency.
Quick answer
Yes. Foreign nationals can buy freehold property in Dubai's designated freehold areas without being UAE residents. Purchases are registered with the Dubai Land Department and can be completed with a power of attorney. Non-residents can get mortgages from some UAE banks, usually with a larger deposit than residents. The property can then qualify you for a 2-year investor visa or, at 2 million in your name, a 10-year Golden Visa.
Dubai was built to welcome overseas buyers. The process is the same as for residents in most respects; financing and paperwork are where the differences lie.
How the purchase works
- Choose a property in a freehold area
- Sign the memorandum of understanding (Form F) for ready property, or the sales contract for off-plan
- Pay the deposit and the Dubai Land Department transfer and registration fees
- Transfer at a DLD trustee office — in person or through a registered power of attorney
Financing as a non-resident
Several UAE banks lend to non-residents, generally with a lower loan-to-value than for residents and with proof of income from abroad. Cash purchases are simpler and faster.
Residency after buying
Ownership can lead to residency. A sole owner can apply for the 2-year investor visa regardless of value; 2 million held individually opens the 10-year Golden Visa. Mortgaged properties are accepted based on their assessed value.
If you plan to apply for residency, make sure the title deed is in the name of the person who will be the main applicant.
