Oqood and off-plan property: can it qualify you for a Golden Visa?
1 min read 11

Off-plan buyers hold an Oqood registration, not a title deed. Here is how that affects a Golden Visa application.
Quick answer
Oqood is the Dubai Land Department's interim registration for off-plan property — your proof of purchase until the title deed is issued. Off-plan units registered on Oqood can support a property Golden Visa when the value and the developer and payment conditions in force are met; the assessment is made by the DLD at application.
Buying off-plan is a common route to the Golden Visa, but the paperwork differs from ready property. The key document is the Oqood registration.
What Oqood is
When you buy from a developer before completion, the sale is registered with the DLD on the Oqood system. The registration shows you as the buyer and records the unit, price and developer.
Using it for a Golden Visa
- Your individual share must meet the 2 million threshold
- The developer and project must be registered with the DLD
- Payment conditions in force at the time of application must be met
- The DLD assesses the file before it goes to immigration
Documents to prepare
- Oqood registration certificate
- Sales and purchase agreement
- Statement of account or payment receipts from the developer
- Passport, photo and current visa
When the title deed arrives
On handover the Oqood is replaced by a title deed. Your visa continues; keep a copy of the new deed for renewal.
Ask the developer for an up-to-date statement of account before applying — payment records are the most common query on off-plan files.
