Can you move a 2-year property visa to another property?

Investors often want to upgrade or downsize without losing residence. The visa cannot be moved from one deed to another, but the switch can be done…

Quick answer

Not as a direct transfer. A 2-year property investor visa is tied to the title deed it was issued on, so selling that property ends the visa. The smooth way is to buy and register the new qualifying property first, apply for a new visa on it, and only then sell the old one.

Investors often want to upgrade or downsize without losing residence. The visa cannot be moved from one deed to another, but the switch can be done without a gap.

What happens when you sell

The DLD will not register the sale while the property supports a visa unless you hold another qualifying property or the visa has been cancelled. If it is your only qualifying property, the visa is cancelled when the sale registers and a grace period begins to sort out your status.

The no-gap order of steps

  • Buy and register the new qualifying property with the DLD
  • Apply for a new 2-year visa on the new title deed
  • Complete the medical test and Emirates ID biometrics
  • Once the new visa is active, sell the old property

Apply for the new visa before completing the sale. That way your existing residence is never cancelled for lack of a qualifying property.

If you have already sold

Use the grace period to buy a new qualifying property and reapply, move to another visa category such as employment or family, or leave the UAE. If the grace period runs out, the visa and Emirates ID lapse.
